So you're thinking about becoming a real estate agent...
New Agent means that you've never had a Nevada real estate license before, and this will be the first time that you have ever applied for a real estate license in the state of Nevada... OR the real estate division considers you a new applicant because your real estate license expired so long ago that the division is mandating that you start all over.
All new agents must complete real estate division form 549 (application). Please complete it in it's entirety and fulfill all the requirements set-fort on the form. Any incomplete information, the Nevada real estate division (NRED) will reject the application and return the form to the applicant.
The NRED form 549 must be signed by the broker and his signature must be NOTARIZED by a notary. Therefore, you have to drop-off your NRED form 549 to the office for the broker to sign your document. The broker will also complete all the broker requirements as requested on line item 9 on form 549.
You may also MAIL (USPS) your NRED form 549 to our post office box (more security), along with the following documents:
b. An IRS W-9 form (in case you close a real estate transaction)
You also need to include a $85 ($80 license hanging fee + $5 notary fee) check or money order payable to Manago Management, LLC to cover your initial year of license hanging plus the charge imposed to the broker by the notary.
The broker will sign NRED form 549 and have his signature notarized and return the document to you via U. S. Mail OR you may pick the form up at our office located at 1751 E. Desert Inn Road, Las Vegas, NV 89169. However, an appointment may be necessary if pick-up is desired (staff hours are limited)
Insure that all of the documents mentioned above are completely filled-out to include your signature on the last page and your initials on every page.
PLEASE ALLOW THE BROKER A REASONABLE AMOUNT OF TIME TO SIGN THE FORMS; if you drop-off your forms on Friday, don't expect them to be ready that day. We are all very busy, and we understand that, to include the broker. Drop-off your forms and allow a few days for them to be ready (signed). Emergency situations created by the agent will not be accommodated.
Once you receive your SIGNED form 549 from the broker, include all of your required documents set-forth on form 549 and insure that you follow the instructions on form 501, you will need to mail or hand-carry everything to the NRED (R.E. Division). Insure that you have all the documents required to include educational certificates and the proper amount of funds. Otherwise the Nevada Real Estate Division (NRED) will delay your application.
Once the NRED receives all of your documents to include the completed and broker signed NRED form 549, the NRED will review the application and submit the application for a thorough background review. This background review may take up to three months to complete, therefore you have to be patient, you are forbidden to conduct any real estate activities until you are properly licensed by the state.
Once everything is completed by the NRED, they will mail me (the broker), your active real estate license. The brokerage will maintain your Nevada real estate license (pursuant to state law), at the main office until such time you choose to sever your affiliation with us.
You'll receive an annual billing via email reminding you of your annual license hanging fee ($80) requirement, and all subsequent annual billings will be sent to you via email as a courtesy reminder.
Email the broker if you have any questions. Thank you.
